Ford Road Reserved Matters Applications - August 2022
In August 2022 Esquire Developments submitted a series of Reserved Matters applications in relation to conditions imposed under the July 2021 Outline Planning decision (AB/135/20/OUT), these were approved with conditions in May 2023.

AB/37/22/DOC : Approval of details reserved by condition imposed under AB/135/20/OUT relating to condition 38-archaeological works.
AB/98/22/DOC : Approval of details reserved by condition imposed under ref AB/135/20/OUT relating to Condition No 20 - Landscape & Ecological Management Plan.
AB/104/22/NMA : Non-material amendment following grant of AB/135/20/OUT to amend the proposed access.
AB/107/22/DOC : Approval of details reserved by condition imposed under AB/135/20/OUT relating to conditions 32-noise mitigation measures and 33-test or prediction of noise levels and a test or estimation of expected vibration environment.
AB/106/22/RES : Approval of reserved matters following outline permission AB/135/20/OUT 90 residential dwellings (including affordable homes), and associated open space and landscaping.This application affects the setting of listed buildings & affects the character & appearance of the Arundel Conservation Area and is in CIL Zone 3 (CIL Liable) as new dwellings.
AB/105/22/DOC : Approval of details reserved by condition imposed under ref AB/135/20/OUT relating to Condition No 40 - Employment and Skills Plan.
AB/108/22/DOC : Approval of details reserved by condition imposed under AB/135/20/OUT relating to condition 9-Construction Management Plan.
AB/109/22/DOC : Approval of details reserved by condition imposed under AB/135/20/OUT relating to condition 36-Arboricultural Method Statement.
AB/112/22/DOC : Approval of details reserved by condition imposed under AB/135/20/OUT relating to condition 34-scheme for risk associated with contamination.
AB/111/22/DOC : Approval of details reserved by condition imposed under ref AB/135/20/OUT relating to Condition Nos 23 - surface water drainage, 24 - discharge flows to watercourses, 25 - maintenance & management of surface water drainage, 27 - foul drainage and 28 - measures to protect public sewers/water supply mains.
Ford Road Outline Planning Application - July 2021
On 21 July 2021 Arun District Council Planning Committee approved the Outline Planning Application for the development off Ford Road.
At the ADC Planning meeting there were four in person presentations: two in favour from Guy Dixon (Savills, advisors to Norfolk Estate) and Darrell Gale (Arundel CLT Chair) and two against from Alison Wilkinson and Drew Scrimgeour. There was a statement from Arundel Town Council supporting the plans in light of the 2019 Neighbourhood Plan Review.
After these statements, ADC Councillors briefly debated the plans. Points were made about this being a greenfield site and concerns that other fields would then be built upon. Other councillors spoke about how exciting these plans were, not least because of the involvement of ACLT and the level of affordable housing. Many speakers referred to road and public transport issues.
